I use Greater Invis because any char can see "something" with a Spot Check DC 20.

I think you're better off making up a custom outsider - something like a devil - that has the "blaster", "almost invisible", and "can climb anything" as (Su) or (Ex) powers. Don't bother trying to shoe-horn this with a classed NPC - you'll require too much equipment and when it's dead one of your PCs will be the Predator. Lame.

In the end, a CR 12 is just that - a CR 12 meant to challenge a 12th level party. If the monster does that, then you're good-to-go.
