The Octopus Familiar has a land speed... and the aquatic subtype. In non-aquatic campaigns, the octopus would have the hold breath ability... but I can't find it!
In Stormrack, each creatures hold breath is a different number times Con. These numbers vary from 10-20.
Having the octopus able to 'hold breath' for 20xCon would let it hold its breath for several minutes... but its land speed suggests that it should be more land-friendly then most other aquatic creatures.

Land speed is related to having the ability to move your body on land, not with the ability to breathe air. 8 strong, flexible tentacles certainly should let you move around on land much better than your typical fish. (A quick youtube search should verify this.) However, they are still built for breathing water, not air.

10 Con and 10 hold breath gives them 10 minutes out of water, which is pretty impressive. Even 20 Con and 20 hold breath only gives them 40 minutes. If you are in a non-aquatic campaign, you are going to need to carry around some sort of aquarium regardless of how good it is at holding its breath.

Also, what do you think about having a Darkmantle instead for a familiar that gives +3 Grapple?

A darkmantle is CR 1. Most familiars appear to be in the CR 1/10 to 1/3 range. It is also small, which means it can actually attack without provoking an AoO. It seems reasonable for Improved Familiar, but not a generic familiar.

A familiar granting +3 to grapple is also on the strong side. Most familiars effectively grant a feat. Weapon Focus (grapple) grants +1 to grapple checks. So a thematically appropriate familiar with a CR of about 1/4 that grants +1 to grapple checks would be balanced.

That said, it's difficult to imagine a pure wizard who is unbalanced by the +3 bonus. It does mean that any grappling build will contain at least 1 level of wizard, as the +3 to grapple checks more than offsets the lost -1 BAB.
 

Unexpectedly, its apparently quite common for some species of octopus to routinely wander out of the water for extended periods of time with one purported professional aquarium manager easily needing 90+ minutes to recover and return his errant charges back to their respective tanks! Octopus on land?

Therefore one could feasibly have an octopus familiar IMO, provided some reliable means of replenishing its moisture could be provided since they aren't true amphibians ....yet, however rumors of a Pacific Northwest tree octopus (Octopus paxarbolis) persist.

I had an enlightening conversation wth someone who used to work at a major aquarium.

It seemed that they were having a problem with someone stealing fish from their saltwater quarantine tanks. For just over a month, they had lost a few fish a night from various tanks, with no clue as to how or why. So they set up some cameras that looked down the rows of the quarantine area.

Lo and behold, nearly every evening, a giant octopus was escaping it's tank, crawling across the floor to other tanks for a buffet, then returning to it's own.

And another one they had quarantined (at a later date) attacked one of the interns- it anchored itself in its tank with some of it's tentacles, then snagged the young lady with a few others and started dragging her in...

kinda makes ya wonder whether the default Int:2 should be increased a few points given the creativity/planning exhibited by octopi IRL, dont it??
