Unmaking Items...

I'm pretty sure there's not an official method, so I'm wondering how DM's have or would house-rule this:

A rouge player gets a +3 sword from the group's last adventure. The sword also has the Vicious property. Having low hit points and already getting adequete sneak attack damage, he decides he would rather have a different property on the sword (say, GhostTouch, as the party is going to be travelling to a haunted ruined city in the near future.) So he asks his wizard buddy if he would be able to remove the Vicious property from the sword for him, since +3 weapons are in short supply.

So, how would he do this? How much would it cost in gp? In XP?

Suggestions?

Figure out how much it would cost to make a +3 weapon vicious; half that (in gp and XP) will make it unvicious. Then add GhostTouch as normal.

I agree with Cheiromancer as the simple way to do. Also I think that there is a method of dealing with evil/unholy weapons in BoED that is similiar to this and might help you with the mechanics as well.
