Adventure-writing advice needed

I'm working on an adventure in hopes of someday putting it out on DM's Guild, but I'm having trouble getting my head around the format. It centers around a mystery the players need to unravel over the course of several days, while two rival factions are pursuing their own schemes against a set timeline.

The traditional dungeon room-key adventure format I've grown up with doesn't work well for this sort of thing- my adventure has locations that change completely whether the players arrive at night or by day, and others that change drastically depending on other actions the party might have taken elsewhere, or that change depending on how far along the plots of other factions have progressed.

If anyone has any advice for how to format this sort of adventure, I'd love to hear it. Even better still, if you can point to some examples of adventures I can purchase on DMG that might guide me, I'd be grateful!
