Armor Enchantments

While a suit of armor or shield is limited to a +10 virtual (non-epic) bonus, can other abilities be added to one, up to 200,000gp (that being the upper limit of the cost of a non-epic item)? Say, a suit of +5 breastplate of heavy fortification; can etherealness & undead controlling (both 49,000gp each) be added to the suit as well?

Related, could an ability of a ring or wondrous item be instead added (at the +50% cost for a non-similar ability)?

I allow that kind of thing to happen all the time. The trick is being able to find someone who has the ability to do it all. Baring the characters with the needed feats of course. BTW I rule that if you are going to add say the properties of a ring of protection to the armor in question. The person adding the ring properties needs to have both Craft Ring and Craft Arms and Armor.
