Hey Guys,

MerricB gave a very good explanation, but he missed one little point

If the item gives a bonus beyond the limit allowed in for normal, nonepic magic items, multiply the portion of the market price derived from that characteristic by 10.
(note that the Bold text is my change)

Only the part of the price that exceeds non-epic is multiplied by 10. Now this is the vague part of the rule, which part of your +5 Bane, Keen, Holy, Speed Longsword "gives a bonus beyond the limit..."? In fact, I think the text of the rule is unclear on whether any part of this sword would be multiplied, but I believe the intention is that the value difference from +10 to +12 is multiplied by 10 (the portion exceeding the limit is Holy for +2).

I dont have the numbers in front of me, but the prices would be much less than your expected 1.2 million.

The difference to go from +10-+12 (before epic modifiers) would be 288,000-200,000 = 88,000GP

So the total cost of the weapon would be 880,000+200,000 = 1,080,000

a +7 (non-epic) weapon costs 98,000 GP

So the cost to upgrade would be 1,080,000 - 98,000 = 982,000GP
