Would this be considered an epic item:

+4 grace(+1), heavy fortification(+5) mithral chain shirt.

Grace is a +1 special ability from the Complete Book of Eldritch Might.

As I understand it, armor is only epic if it has a +6 or greater enhancement bonus, or a singular special ability of +6 or greater. In my mind the above armor has none of these. Let me know what you all think. Thanks.

Armor is epic if it has a +6 enhancement bonus. Grace and heavy fortification are not enhancement bonuses, they are special abilities. You can have up to a +10 total modifier (max +5 enhancement, up to +9 total special abilities) without the item being epic.
