So "extendable" is a property that is worth somewhat more than the difference between a martial weapon and an exotic weapon. Ordinarily, the difference between an exotic weapon and a martial weapon is about a +1 enhancement equivalent (it's a little fuzzy-- it's one feat worth, but only adds +1 damage on average, which is less than the +1 to-hit and +1 damage of a +1 enhancement bonus, but otoh it stacks with everything, so... I figure about a +1 enhancement.) Comparing a +1 extendable greatsword to a +2 spiked chain is a no-brainer-- the +1 extendable greatsword is much better. That suggests to me that extendable should be a +2 equivalent power. (Also note that extendable spiked chains with combat reflexes rock-- you can dominate a whole battlefield, taking crazy AOOs every where.)
I've never seen it in a published source. I have both played in and GMed games that had magic items with that property. My guess is that it should be roughly a +2 enhancement. The basic reasoning is by comparison to a spiked chain, which is a non-magical exotic weapon that has that property but does mediocre damage for a two-handed weapon.
