Epic Armour Pricing Query

I want to run a rules interpretation by you, to see if the assembled genius of ENworld agrees with me.

It regards the pricing of epic magic items. If a character wanted (for example) a suit of +5 medium fortification that gave resistance to all energy types, the cost would be just over 400000 gp. Since this is more than 200000 gp, this is an epic item, and requires Craft Epic Arms & Armour to make.

However (an this is the bit I want to check) since none of it's abilities are individually epic, the cost is the 400000 gp originally works out and is not subject to the 10x cost hike for epic items.

I hope I am right on this, as my epic paladin for an upcoming game is going to need some serious reworking if I am not.

That is an entirely fair and reasonable ruling - and FWIW, is how the Exodus would handle such a suit of armor.
