This may be a long-shot, but I feel that it's worth a try. 
I own a two bedroom condo in Leesburg, VA. It's literally two minutes from the Greenway in a nicely kept development. I'm looking to rent the second bedroom, and think it would be fun to share the place with another gamer.
I'm male engineer/tech, in my mid 30's, a smoker (outside only, there's a balcony) and divorced. I have a daughter that stays with me part-time (Mon/Thurs eve., alternating weekends and holidays).
The room is currently unoccupied, so there's no wait to move in.
The following would be included in the rent:
-Full house priviledges, i.e. kitchen, living room, and dining room, including use for hosting games (schedule negotiable, natch.).
-All utilities, including local phone and DSL (shared), but I don't have cable/satellite TV. I had to choose between that and DSL.
-Your own bathroom. Although it's the hall bathroom, so guests will be using it, too, but I have a full bathroom off the master bedroom.
A lease would be required, but there's no minimum length.
Rent and security deposit are extremely negotiable. I'd rather have the right person move in than a lot of money. The market for rentals is high in Loudoun County, and I'm sure I can come in under the current value for the room.
