Help! Magic Item Creation

Hello all. I need your help. I am having difficulty in figuring out the formula used in creating new magic items. More specifically I really need help figuring out Market price and Cost to create on a magical weapon. I’ve tried using the formulas in the back of the DMG table 8-40 but the numbers just don’t seem right compared to the prices of items they have listed. If anyone could give me an example of any Magical weapon (Preferably one that requires a command word and/or activation spell to create) with a breakdown of the cost, I would greatly appreciate it. First, you should note the prices listed for the "Specific Magic Weapons" have been adjusted by the game's designers for balance.

Now, for making a magic sword. Let's use the simple example of a +1 keen longsword. The formula to determine the price is simple: 2000 GP x total bonus squared.

The sword has a total bonus of +2 (+1 for the enhancement bonus, +1 for being keep). Looking in the DMG under chart 8-10, we can see a +2 weapon costs 8000 (plus the 315 for the masterwork longsword). This matches up with the formula, 2000 x 2^2 = 8000 GP.

So if someone creates this longsword, it would cost 4000 GP + 315 GP (for the masterwork longsword) and 320 XP.

Lastly, this should probably be moved to Rules. A moderator will be by later to move it, I imagine.
