Pricing question on Titanic Hammer

In the Explorer's Handbook, there's a type of weapon called the Titanic Hammer. It's a giant-made adamantine warhammer that resizes down to Small size, but weighs a minimum of 160 lbs (in other words, similar to a Maul of the Titans). It does double damage to objects, and versions with enhancement bonae of +1 - +3 can generate a 60' line of riven earth that bull rushes anything in its way.

Now, I think that's dead cool, and I'd like to get that property added to my weapon. The DM's fairly lenient about these things, so long as I get his permission first, it makes sense, and someone's able to make it...and I figure I can squeeze the artificer until it agrees to make it for me.

The problem is...the pricing is kind of wonky.

A +1 version is 34,772 gp. A +2 version is 44,772 gp, and a +3 version is 58,772 gp.

Now, an adamantine warhammer costs 3,312 gp. Taking that and the cost of the enhancement bonus out, we get:

+1 = 29,460 gp
+2 = 33,460 gp
+3 = 37,460 gp

In other words, it costs an extra 4000 gp per enhancement bonus of the base weapon. Can anybody give me an idea why that would be? Thanks!

I think it already counts as a +1 weapon before enhancement, and has some costly +GP abilities;
+1 for 34,772
+2 for 44,772
+3 for 58,772

Well, the difference between the cost on a +1 version and a +2 version is 10,000 - the difference between a +2 weapon and a +3 weapon; the difference between the +2 version and the +3 version is 14,000 - the difference between a +3 weapon and a +4 weapon.

But that's just some quick number-crunching; I don't have the appropriet book.

So, there's an extra +1 bonus in there, 3,312 gp for the weapon, and 23,460 added on. Great, thanks!
