ninja assassin optimization help

starting a new campaign and my dm gave me an elf ninja(5)/assassin(5).
str 12, dex 19, con 12, int 15, wis 14, cha 13. feats: quick draw, point blank shot, precise shot, arterial strike. he sucks but i have to play with him. i need help optimizing the build. (there is no alignment restrictions for prestige classes). only complete books and ph,ph2, dmg allowed

Can you change any feats?

Spells:
1. Obscuring Mist, Disguise Self, Feather Fall, True Strike
2. Alter Self, Invisibility, Spider Climb
3. Nondetection, False Life.

Alter Self into a Troglodyte for +6 Natural Armor.

sadly i can't change feats.
he also made a house rule and he divided the assassin spells to 4 categories

and i can choose only one category each day and have any 2 spells of every level of that category active all day

So you're not allowed to change anything about the build, or what? What kind of advice can we give you then? Maybe some ideas on how to play that gimped character, tactics etc.? Are you at least free to choose some equipment?

If you're still willing to play with your DM (he might be awesome for other reasons, you never know), you should nevertheless keep in mind that he seeks heavy-handed control of 'his' PCs. You'll probably not be allowed to do anything with your character that doesn't fit with your DM's intentions. For example, he might want you to use Death Attack a lot (which is a horrible tactic in most scenarios), and punish you when you 'neglect' your characters 'real' concept.

Just a thing to keep in mind: if your DM is a control freak, you'll not have much luck trying to escape that control in game. You can only roll with it, or try to talk him out of it, or quit.
 


i'm sorry, i didn't make clear that i want advise on leveling up. the progression of the character is mine from now on. also a little help with equipment and tactics would be nice.
 


i convinced my dm and he allowed me to make some changes.
i'll still be an elf and a am keeping the assassin levels and the spellcasting rules, but i can rearange the ability points (15,15,14,14,13,12) and change the ninja levels and the feats.

my first thought is rogue(5)/assassin(5) with rapid reload, staggering strike, crossbow sniper and death's ruin acf.

second thought is ranger(5)/assassin(5) and go melee (i haven't think of the feats yet).

keeping in mind that i can have true strike, critical strike, vital strike and find the gap active all day because of the house rules, the second build will be able to deal more damage but i am concerned about hp and ac.

i am waiting for opinions and ideas, thanks in advance.
