    you get fixed 2nd level spell that you can cast once per Long rest and you get one 1st level of choice from selected schools. It's clear enough. No one will ever spend a feat to get expertise in thieves tools so adding something extra justifies the existence of this feat.

    "buying" titles is usually a free bonus for your quests. if someone gives me a choice to buy a +1 sword or some (useless)title, I'll take the sword. you can always count on a better sword.
