Advanced Bulette - Anyone want to put a CR to this beastie?

So I've statted up a fellow my players will be coming into contact with soon, but I'm looking for an estimated CR on it. I'm guessing thirteen, but I thought I'd see what you thought. It's fairly comparable to "Truly Horrid" Umber Hulk (CR 14), though a little harder to hit and a bit fewer hit points. And no Confusing Gaze. Anyway...

It's an advanced bulette with the elemental (earth) template from Manual of the Planes applied (updated as necessary for 3.5.) It used the non-elite array, applying the +2 to Strength and Constitution, and the -2 to Wisdom and Charisma.

Also known as the landshark, the bulette is a terrifying predator that lives only to eat. This particular bulette is incredibly old - potentially hundreds of years - and at some point, acquired a rather extreme connection to the elemental plane of Earth. Years of no exposure to light have rendered it blind, but its hearing, nose, and tremorsense have heightened enough to make up the difference.
Combat:
A bulette attacks anything it regards as edible, choosing the easiest or closest prey first. The only creatures it refuses to eat are elves (and it dislikes the taste of dwarves). When burrowing underground, a landshark relies on its tremorsense ability to detect prey. When it senses something edible (that is, senses movement), it breaks to the surface, crest first, and begins its attack - usually by attempting to swallow whatever it sensed.
Earth Mastery (Ex): The bulette gains a +1 bonus on attack and damage rolls if both it and its foe are touching the ground. If an opponent is airborne or waterborne, the bulette takes a –4 penalty on attack and damage rolls. (These modifiers are not included in the statistics block.)
Leap (Ex): A bulette can jump into the air during combat. This allows it to make four claw attacks instead of two, each with a +29 attack bonus, but it cannot bite.
Blindsense (Ex): The bulette notices and locates creatures within 10 feet. Opponents still have 100% concealment against the bulette.
Skills: The bulette has a +4 racial bonus to Spot and Listen checks. These bonuses are lost if its blindsense is negated.

Well, by the book its CR 13.

Starting CR of 7, +3 for nine additional hit dice of magical beast, +2 for the earth element template, and +1 for going from huge to gargantuan.

Yeah 13, although I would have given it more then just blindsight (or something more) I was disappointed after reading it's other sense had sharpened to acommedate it's blindness (plus 100% should be 50% or am I getting miss chances and concealments mixed up?) that it can only detect up to 10ft away, and the level of concealment.

But I do like this creature, very nice idea for it to be attuned to the earth!
