I think it's very clear the horror subclasses are coming in the astarion DLC and the arcane subclasses are coming in the netheril DLC, so the next UA should give us a hint for the next DLC

The Nethril DLC doesn’t list player options on the Beyond page, it calls it an adventure. The Astarion DLC does say it has player options.

And when you look at the ultimate bundle it shows you what player options roughly are in the DLCs, 8 species and 16+ feats, no need new subclasses or spells.

We were theorizing that the Setting Guide would be in AiF, but the Amazon description puts the "Setting Guide" in HoF. So that could definitely make it the bigger book if that section runs up the page count. I would assume most of the maps you mentioned in a other post will be illustrating regions in the setting guide.

They had previously said the main srtting guide would be in the Heroes book, so no surprise.
