Armour with no spell failure or 5%

Mongoose's Ultimate Equipment Guide has a property that can be added to any armor that, IIRC, reduces spell failure by 10% and AC by 2 among other things. With it, you could make a mithril wizard's chain shirt with the following stats:

Type: Light; AC: +2; Armor Check: 0; Spell Fail: 0%; Weight: 10 lbs

Actually it's from the Scarred Lands player's guide to Fighters and Barbarians

Seriously though Clothborn armor is seldom enchanted beyond being clothborn, so you dont have to worry about the benefits getting out of hand.

how long would it take for a smith with 36 craft weapon and amour, and 36 in knowledge technology? (an expert)? he is also a tech warrior...

All that doesn't mean too much, if he can't cast Stone to Flesh then you can't make clothborn armor.

Use magic device? he also have that...

what is the value? time to make it and so on... we also have a lvl 14 wizard...
