Okay... since you're going for the survival horror video game theme, here are a few must haves.
Arbitrary boundries: There are some areas you can't go though, no matter what. Locked doors. Windows that can't be broken (or you can't climb through if they are broken). Just the blank path that you can't seem to go down no matter what. Until later in the game when it becomes necessary to go down them.
Out of place box puzzles: Push, push, push and then you open the door to the next room. When you come back again, the boxes have been reset, and you have to do it all over again.
Bad camera angles: this is a MUST. Every game has them. Describe one corner of a room in painful detail, and if anyone asks about the rest of the room just say 'oh, you can't see it' and then go back to explaining the exact color of mold on the walls. Oh, and you can HEAR the zombies in the other half the room, but you can't see them. Even while they're hitting you. You have to blindly walk to the other side of the room to change the camera angle.
Important items gleam in any amount of light: Always point out the key items so the players know what they can interact with. You cannot interact with anything else. Even if that full gas can would be useful, sorry. It's not a Key item, so you can't pick it up.
