Do you use any level reguirements?

Where are the rules level req for items. Cause it would be silly if level 1
human fighter has somethink like +5 keen vorpal greatsword.

This is not NWN so there are no level requirement for items. There is a suggested wealth chart per level in the DMG, that's the closest thing to it.

Seriously, a 1st level character can only get a +5 keen vorpal greatsword if he finds it (completely under DM control) or if he buys it (which no 1st level character should be able to afford)

The DMG has guidelines for wealth per level... and also general limits per specific item costs.

Yes, I do try to stick to them.


And the new 1st level fighter King, SHOULD have his Dad's +5, keen, Vorpal Greatsword. YMMV

No, the only thing silly in this case could be the DM who gave that sword to the 1st level character.
 

Of course, once the word gets out that a 1st-level twerp is wielding a +5 vorpal keen greatsword, there will be a line of thieves and bandits at the castle gate...
