Housing Prices in Philly

I'm moving back to Philly this summer and trying to decide whether to rent or buy my first place...


Does anyone know how housing prices in Center City are doing? Are they still coming down/allegedly over-valued, etc.? My Google-fu is weak.

My fiance's brother lives in an apartment on Fairmount (near the Penitentiary) and pays about $500.00 a month. It's a 1 room apartment though.
