kensai, Signature Weapon

a kensai : a) needs to make his weapon +5 and then add special abilities to it OR b) is able to add special abilities earlier (beginning at 2nd lvl kensai , assuming his weapon is not already magical)?

"The signature weapon then becomes a magic weapon (if it wasn’t already) and gains an enhancement bonus and/or special abilities." ,CW. According to this extract from CW I believe b is right but the information below the Signature Weapons table (CW p50) is a bit misleading.

Up to his limit, but yes any kind.
So if you are allowed a +2 bonus: you can can have +2 weapon or +1 weapon with +1 abillity like keen or Apitude.
