My players want to buy an Inn.

Could someone please tell me where to find the DMG II for 3.5 on the internet? After viewing this thread, I really think I could use it. My characters have mused about buying a boat and using it for trade for a bit of profit, and I had to write my own "Merchants Guild Trading system" from scratch ( a 4 page work).

Please for the Gods' sake help me so I don't have to do this every time they decide to become entrepreneurs!

A bunch of apprentice scribes start using one of the corner tables to play some sort of game where they pretend to be adventurers and they barely buy any drinks or food only buy one cheap drink each and share a small plate of potato skins which they nurse for seven hours!

A priest, a barbarian and a halfling walk into a tavern leading a blind ettin on a leash. The barkeeper takes one look and says "what is this, some kind of joke?"
 

How about a INN STAT BLOCK?

  • Floors: Number of floors the inn has
  • Tap Room / Bar Attached: Is the inn also a tavern / bar?
  • Number of Rooms: physical rooms
  • Number of Beds: Number of beds
  • Restroom: Inside or out?
  • Bath Provided: Yes / No
  • Staff: Number of people that work in the inn?
  • Staff living on site: Do staff live on site?
  • Number of buildings making up the Inn - stable, out-house, bath house, staff housing, the Inn, could be a whole block is an inn!
  • Quality: Poor / Good / High -- there should be an adjustment in price
  • Specials: This is could be anything but things like; has door that opens to sewer or known contact point for Batman or it a Red light Inn
  • Location: General location of the Inn; poor area of town, near the main gate, crossing point of a river, etc.
  • Description: basic look and feel

Sorry if this was already mentioned.

My players did this to me in a 2nd addition Dark Sun Campaign.

The local mafia sent over a leg breaker to demand protection money. They sent him away with a bloody face. Instead of getting mad, the mafia respected them a bit more and sent down an older more reasonable fellow, who actually convinced the players to pay up.
