You take the job to get income, and the side benefit is that you are now in a great place to network. If the job includes classes, take them. Build your skill set to allow you to be more valuable, proving this to your manager and others by taking those classes. When they have job fairs for the students, you likely are allowed to take part also, and that is the best chance to ultimately end up in a better paying job that you seriously enjoy.

I'm unemployed and kind of burnt out. I have a job offer in the works, but the deal could still go bad. The job itself is OK. Nothing to write home about though. The only real "wow" part of it is that I'd be working on a college campus which would hopefully have a gym for me to use.
I would also be accepting a 10% pay cut.
I have a wife (who is also employed) and a two year old daughter, so I can't screw around and be unempolyed and I can't screw around and take a lower paying job.
Any advice?
