So a friend of mine, not familliar with fantasy, wants to see RotK with Me.

I second this, if she doesn't Like FotR (and tTT) then seeing RotK would be a waste of time and money and you'd be better off seeing something else.

Then there's the fact that summing up six plus hours of movie, which is a sum up of six hundred pages of book, is a fruitless endeavor to begin with.

For my money, watching RotK without seeing the other ones is an even worse turn off. My wife sounds like this person in many ways -- she didn't particularly care for the movies before they came out, didn't much care for fantasy, etc. She also didn't like Fellowhip the first time she saw it, for that matter. She now really likes the whole series, though.

A big part of the reason she didn't like it was that she felt lost in all the characters and detail of the setting. Seeing RotK first would have blown it for her permanently; I'd probably never see another fantasy film with her again.
 

I explained to Her that you really need to see the other two movies before RotK, so we went to Mystic River instead. I hope to watch FotR with her in next couple of weeks.
