What is a Good Online RPG Program?

I used GRIP for a long, long time and really liked running text-based real-time online RPG games with my gaming group.

Are there other programs like GRIP out there?

Are there any that someone would recommend from personal experience?

I don't mind paying for the program, but it would be much preferred if my players didn't have to pay.

I really like fantasy grounds.

In addition there is a free web based (i.e. server side) program of this nature that I am involved in developing, which has not yet gone live.

I swear by OpenRPG. Pretty cool plus...oh yeah...what's that..let's see...FREE.

I'll 2nd Fantasy Grounds. It works great now and there is a 2.0 version coming out soon that will make it even better.
