I'm not sure if making the thread sticky will help you much (sticky threads aren't really a guarantee for more views - and it's also a slow day so far), but I did make it sticky.

I'll unsticky this at this point. And yup, sticky threads get less views than normal threads. Go figure.

I know of a couple in Phoenix, I'm not a regual at either, but they mostly meet your criteria.

Beyond Gaming is on the NE corner of35th Ave and Union Hills Drive (exit 214A)about 1 mile west of I-17. It's more of a card game store, and I'm not totally sure about your parking requirements, though. None of the other corners at that intersection really have a big box store. Imperial Outpost games is almost 3 miles off I-17 on Thunderbird Rd. (exit 210) (almost to 51st Ave. It's farther than you requested, but a straight shot on a major road.) The parking lot there may accomodate you, but if it won't, there's a bigger lot on the NW corner of 51st Ave and T-Bird, where a grocery store used to be.
