If it's a regular beholder, grab your surprise round, and blast it...

They can't dodge for toffee.

Morrus is attacking his group with a 20 foot wide axiomatic (I think) beholder with 15 eyes. I've found the blinding effect of the "Sunbeam" spell to be pretty damn useful, but it's a 7th level spell, I'm afraid. Maybe a scroll of it? Low damage though. You might be better off with just trying to kill it...

Oh, and the other things which are keeping various party members alive at the moment:

Spell Resistance
Resurgence (I think - the "get a second saving throw" spell)
Oh, I can't remember the name of the spell - the one which gives the mosters a 50% miss chance.
Resistance
Shield
Mage Armour

Basically keep your saves and Touch AC as high as possible, and remember that most of its nastiest spells are Will and Fort based...

I'd sneak in and steal anything that was worth keeping, then go to the officials and offer to "sell out the leader of the theives guild", collect the reward, get a new base of operations, and let the authorities worry about the beholder.

Besides that I doubt the watch would care much if a beholder took over a level in the lower dura. We did not have to pay much to buy them all off when we moved in and this beholder is not alone. He probably has more resources then we do.

*sigh* No, silly. When you rat out the "leader" of the theives guild, be sure to tell them that the beholder is the leader. In other words, do something big and frame the beholder for it. Easier said than done, but perhaps safer than going head to head with the beholder.

Is the beholder in an enclosed space? What may be in the room for furniture? Make good use of cover and snipe the bugger.

As well, that idea about the blanket is a good one. Use Dimension Door to throw it on top of the beholder. Coordinate your attacks to compliment each other. blind it with the blanket, then Grapple and sneak attack it.

90% of combat is preparation. If you just scream and charge you tend to die, but if you plan your attacks, and supply some good old fashioned ingenuity, you can take on almost anything.

Wait a minute ...

The title of this post refers to a beholder in the bedroom ... is it really holed up in a confined area?
What about flooding the room with poison gas? Or water? Beholders still need to breathe after all.
If you're working alongside this thing in the guild, try poisoning it's food. Bring it a big plate of it's favorite delicacy (Kandied Kobold?) and make sure each bite has a nice fat dose of delayed onset poison in it.
See if you can buy some sort of dangerous critter to drop in his chamber.
If you don't need to worry about the building he's in, there's always arson. soak all the walls surrounding the beholder in oil, then throw in a torch and walk away.

A beholder is never really confined for long. When you can cast disintegrate as a free action, walls don't mean much. Flooding or burning the building would only cause him to zap a hole in the ceiling and float away.

That's also why sniping from cover doesn't tend to work. If you duck behind a wall, the beholder just blows a hole in the wall before killing you.
