Damaging Possessions???

I can't seem to understand the rules for unintentionally damaging the possessions of your enemies. Can anyone clear them up?

When does an item have to save?

When is an item subject to damage?

I'm talking about what may happen to cool magic items we would want to loot from the BBEG, but may accidentally blow up with Fire Seeds, etc.

Let's assume the item is attended, and not specifically targeted by the spell. So here's my understanding.

Attended items only have to save if the possessor rolls a natural one on his save, right?

So if the BBEG saves, items take no damage, right?

If he fails, then attended items get their own save. Since they are attended, they save as the possessor or their own save, whichever is higher, right?

So items only take damage if the possessor rolls a natural one on his save AND the item also fails its save? This seems rather unlikely to occur.

Then the damage must overcome the item's hardness first, then the remainder goes against the item's HP, right?

Please correct me if any of this is wrong.

Please Help!

Anyone? Is this not an issue in other games? I think the rules support "durability of magic items." Can anyone back me up?

Yo'r almost right, but only one item is subject to danger in the event of a one on a save. The priority chart is in the DMG.

If the item makes its save it may still take half damage, depending on the spell effect hitting it.
