DM Question regarding Magic Armor

Question for you DMs out there:

Do you allow, as is, those armor qualities that only have a Gold Piece equivalent (such as Cold Resistance, Improved; +42,000gp), thus making it possible for a character to have a set of armor with much more than the standard +10 worth of enhancements?

OR

Do you merely convert these qualities over to a +x equivalent? If so, what sort of formula do you use?

Hmmm... as I never calculate the '+x' value of magic items, the answer would be 'yes, it is quite possible'.

Now, generally I do not allow PC's to simply make magical items themselves, if I did, I would prolly make the +10 limit into account as to what they'd maximally be able to make.

Since IMC magic is not regulrly traded about, GP values for magic are items, especially of the kind you are talking about, are not really relevant. Only 'common' items such as scrolls, potions, certain 'simple' wands (i.e. one spell type effect only) and certain 'simple' rings may be for sale if you look right and have a sort of 'standard' price, but an armor with as many qualities as to make it's equivalen above +10 would indicate an item of pretty much artifact status as far as I am concerned.

If I had to calculate a +x equivalent tho, I would simply stack everything according to the rules, add it all up straightforwardly, and just add up till all powers and qualities are accounted for. If this'd make an item +30, then that's what it is...
