Owls are still useful in that they give +2 to move silently checks
(very handy for the rogue/mage types) and with good Listen, Spot and Move Silently bonuses they make great scouts.

Food for thought.

I agree that the intent and the rules as written seem to contradict each other. I'm sure we can figure it out.

You know my feeling on house rules, IceBear...

It's funny, though. There's tons of questions on Familiars in the FAQ, but nothing about leveling or darkvision at all.

That wasn't a house rule - that was my INTERPRETATION of the intent

Just a note: An owl has phenomenal move silently, spot and listen checks, and will have a pretty darn good hide check too (+11 I think). They make pretty fantastic scouts, especially at in the dark. I'd certainly rate them above the snake familiar...
