magic sword pricing and help

I randomly rolled up a very cool sword for my campaign. I decided that it was made of a dark blue mithral, and then started rolling for the sword's capabilities...

It is a +2 Flaming Burst, Mighty Cleaving, Cursed Longsword.

The Flaming Burst and Mighty Cleaving properties make the sword useful even though it is cursed. Without the curse it is a +5 weapon. Which wold make the sword worth 50,310. Then, I rolled up "opposite effect" for a curse. Rather than have the sword heal you or cause cold damage (which really is not a curse) I figured I would make the +2 bonus a -2 bonus, giving the background that the sword can only be weilded effectively by a true hero (i.e. anyone who's BAB and damage bonus is high enough that a -2 modifier to hit and damage really wont matter.)

However I have some questions:
Does the curse reduce the effective cost to that of a +3 weapon? Can the weapon still be used against creatures and characters that have DR +1 or +2? Does anyone have any better opposite curse effects?

I am thinking that I might make it:

The Blade of Sorgen Dar
+2 (for DR purposes) Flaming Burst, Mighty Cleaving, -2 to hit and damage Blue Mithral Longsword that when it hits deals cold damage from its flaming burst properties.

Answers and any other suggestions would be greatly appreciated.
