Simple question about armors

I have a chain shirt in a campaign and i want to enchant it with the axeblock enchantment (+2 : 5 DR / bldgeoning). Should my armor first be a +1 (+1 bonus to AC) and then put the axeblock , for a total of +3 and total gold spent 9000 ? or can i just pay the +2 axeblock for a total of 4000 ?

Quote DMG 3.5 pg. 217: "A suit of armor with a special ability must have at least a +1 enhancement bonus."

Tilenas is correct. And this applies to all armor, shields and weapons. Everything has to have a +1 enhancement bonus on it before you can start adding other features.
