D&D 5E A L12 (level 12 limit) Variant

Not sure I agree with that. The ranger has spells, after all, which is a significant versatility advantage over rogue. Plus, the ranger has druid cantrips, which means their attack capabilities can be completely based of Wisdom. Grab shillelagh and produce flame, use a shield and a quarterstaff with dueling. Plus bonus damage if they're against their favored enemy. Polearm master and Hunter's Mark, Extra Attack 3 levels before Rogue; I think the Ranger will be fine.

That being said, I don't think we want to assume the min-max case; I would give the Ranger something useful for their bonus action just to avoid PAM shenanigans. Not sure what.
I had considered given the ranger the Rover feature (or based on it). What are your thoughts on it?

Rover
Your walking speed increases by 5 feet, and you gain a climbing speed and a swimming speed equal to your walking speed. In addition, you can use the Dash action as a bonus action on your turn.

The Canny feature from the UA was also considered:

Canny
Choose one skill: Animal Handling, Athletics, History, Insight, Investigation, Medicine, Nature, Perception, Stealth, or Survival. You gain proficiency in the chosen skill if you don’t already have it, and you can add double your proficiency bonus to ability checks using that skill.
In addition, thanks to your extensive wandering, you are able to speak, read, and write two languages of your choice.

Wonderful work, I knew I'd love it!
Funnily enough, I'm working on a 10 level version myself that does look a lot like yours.
The only difference is that I removed completely the ASI and feat part of the class development and made the races (''ancestries'') as a 10-levels progression that levels at the same time as the class the player picked. The ancestries progression is where the ASI and the racial feats features where used (the Proficiency and HD/HP are also based in the ''Ancestry'' instead of being a class thing.

If you dont mind taking a look on your spare time.

Anyway, like I said, great work, I love your houserules. If I end up not using my version, I'll probably steal yours.

EDIT: I'm stealing your XP progression. Not having subclasses allows for easier old-school multi-classing, where the players split their gained XP across two classes.

I like Rover as a 1st or 2nd level ability. If you added Canny, I'd probably have it replace something. My choice would be Primeval Awareness, but I'm biased because I hate that ability. :)

I'd like a look at that. I love looking at homebrew classes and subclasses, but my current interest is complete rebuilds using the 5e mechanical chassis as the core.

That's mostly what I did: I took the mechanics I found interesting in the main books and UA, a created classes from them. Works great!

Well, the only ASI I have now are parts of feats, in case you skimmed over that part.

I had my L10 version before, but it was a full-scale hacked down version of 20 levels compressed into 10. Since then, I realized I don't want the super-hero levels of power that make strong monsters pathetic.

Of course I would love to see it. Post it here if you want or PM me and attach it. :)

P.S. Feel free to steal whatever you like LOL. I have a ton of homebrew features I am not using here if you want to see them--maybe some of them will fit your vision?

I certainly wouldn't mind replace Primeval Awareness myself and could use either Rover or Canny. I am not sure just where I would place the other because I don't want any one level to be too strong in features...

I'd probably put them at 3 and replace Primeval Awareness, 1 is character creation and 2 already has a ton of decision points.
