Grabbed?

Looking in the Keep on the Shadowfell I see the zombies has a ability which makes the target became grabbed (until escape), but don´t found the grabbed condition in the entire book.

Any ideas how this works?

There is a side bar on one of the encounter pages that explains how Grab works.

Well, the condition is Immobilized, being grabbed is just how you get that way. There are probably going to be plenty of other ways to be immobilized (I'm guessing Web, tanglefoot bag, other stuff like that).
