D&D 3E/3.5 Using Epic spell crafting to create new races

My first epic campaign and i wanted to use the epic spell system to create a new playable race as this dm has been running this world for years so if i succeed we may be able to play and or interact with a whole new race in future campaigns which sounds fun. The problem im running into is the math behind making a new race using the life, conjuring, and fortification seeds plus the 5 times cost of making it permanent. Which if my math is correct comes out to 325 spell craft without any additional abilities. Id like to add something unique to the race as well but im not sure if im supposed to only add the cost of the additional seed or am i supposed to use the seed to create the ability as in seed+additional cost of the ability.
