calculation on pricing of equipment help please

This is the original piece of equipment from the DnD 3.5 book Holy Order of the Stars. The source spell is magic vestment ( aka non-force ). If I were to change the source spell to Mage armor, how much would price change. Also, how much is the 'improved unarmed feat' worth, and how much the 'extra attack for flurry' worth? I am going by the 'dm suggestion' within the book that says that for easy purposes. 1 stl = 1 gp.

Bracers of Majere
The bracers of Majere look like simple leather arm guards
embossed with winding vines that end in blooming roses
upon which mantises perch. Used by the clergy of Majere,

— but truly shine when worn by a monk.
Any non-monk wearing the bracers of Majere gains a
+1 armor bonus and gains the benefits of the Improved
Unarmed Strike feat. When used by monks, the true power
of the bracers of Majere truly shines and allows the monk
to reach a level of focus and martial dedication beyond his
natural ability. The armor bonus provided by the bracers
increases to +2, and the monk can make an additional
attack during his flurry of blows at his highest attack
bonus.

I know that bracers of armor + 1 are 1k and +2 are 4k. If I were to make these bracers arcane based ( mage armor ), the bracers would be atleast 4k. That I know. Problem is, 'rest' of the stuff.

Please only help with this particular item and not suggestions for other items. Just wanting to know 'something' to go by for pricing ( in case wanna attach it to other items ). This is especially since this 'extra attack for flurry' apparently stacks with haste.

Considering the Monk's Belt is 13,000, which is arguably much better than this item, I'd place the price in the 8,000-10,000 range.

Belt, Monk’s

This simple rope belt, when wrapped around a character’s waist, confers great ability in unarmed combat. The wearer’s AC and unarmed damage is treated as a monk of five levels higher. If donned by a character with the Stunning Fist feat, the belt lets her make one additional stunning attack per day. If the character is not a monk, she gains the AC and unarmed damage of a 5th-level monk. This AC bonus functions just like the monk’s AC bonus.

For the not-monk part:
+1 AC =1000gp
+ improved unarmed strike =1000gp

Because they use the same space they total at 2500gp

For the monks:
+1 AC = 3000gp
extra attack: this will cost. if we compare it with the two weapon fighting feat that ''costs'' 8k then if we add half the price of a +2 weapon (we only add the attack not the damage) it would cost around 12k.
=15000gp

because they only work for monks 30% cheaper--> 10500gp *1.5 (they use the same slot) = 15750gp

now if you think that the only monk property shouldn't cut the cost, like I do = 22500gp

So in total 18250gp or 25000gp. Close enough

Well, as a player I would still prefer the monk's belt anyway.

However the monks belt doesn't give you a second Greater Flurry.And why not get both
