4 HD worth of rats (used as alarms, no CR)
6 HD: Troll skeleton (CR 3)
6 HD: human warrior skeletons (CR 1) with heavy xbows (1 shot) and then claws
Add poison to the xbow bolts if you wish (have the Quasit apply it, he's immune). And perhaps gestalt the Quasit?

1: Grease, Protection from Good, Mage Armor, Ventriloquism
