Hi. Am I reading this right in that it basicly gives the creatures (Shadow Mastiffs in this case) improved invis. as long as they are not in daylight?

In any condition of illumination other than full daylight, a shadow mastiff can disappear into the shadows, giving it total concealment. Artificial illumination, even a light or continual flame spell, does not negate this ability. A daylight spell, however, will.

Pretty much, but keep in mind that it requires a standard action to activate. Presumably, though, that's irrelevant if the shadow mastiffs have the drop on the party. ;)
 

The same ability is part od the Show Creature template out of Lords of Madness. I am currently using it for my new Ninja build. Should be a nasty fellow
 


I have to ask however, what exactly end's the condidtion. While it takes a standard action to activate, I don't see anything specfic stating when it ends. So is it possible for a mastiff to activate the ability and just leave it on forever? Unlike invisibility it doesnt state that it's canceled when attacking. Is concealment lost when attacking?

As long as it remains within areas that possess some shadow, yes.

In this case, no.
 

Yes, it doesn't end unless you bring some bright light.
If the SM attacks, the character can pinpoint the square but will have a 50% miss chance, better get Blind Fight.

I don't think it gives you invisibility. The opponents still know you're there, the shadows merely give you concealment, which means that any attacks targeted at you (and requiring an attack roll) have a 50% chance of missing you. They just can't pinpoint your exact position.

It is similar to invisibility, in cases where you know the 5-ft. square the opponent is in.

However, since the ability gives you concealment, you can use Hide whenever you want...

The ability gives total concealment, though, not just concealment. That is equivalent to invisibility, as total concealment is tied to line of sight:

You can’t attack an opponent that has total concealment, though you can attack into a square that you think he occupies. A successful attack into a square occupied by an enemy with total concealment has a 50% miss chance (instead of the normal 20% miss chance for an opponent with concealment).
