Combat has started when you declared your hostile action.

Neither party is surprised. Someone has to go first. Initiative is rolled
The funniest thing is. I see nothing and I roll initiative.

No matter what you say, you will never roll initiative with something you cannot detect. :ROFLMAO: :ROFLMAO:

"DM, Help me! He's too strong!"
Monsters have no right, PC enter in a lair to have a good time.
Once you publish a setup you have no power on how DM will run it.
There is no shenanigans that a party can’t overcome. Monsters are simply meant to be defeated no matter how high are their CR.

STR 20
DEX 25
CON 10
INT 1
WIS 30
CAR 50
Attack roll +50. 430 force damage.
That would certainly be great for the chicken player. Though the constitution is too low (they can run around without their heads for goodness sakes).

But no, by weak stats I meant that your plan requires them giving the chicken no attack ability whatsoever. Most tiny animals can hypothetically make a 1 point attack against their own 1 hit point and break the polymorph.

I'd recommend Frog as the better disabling polymorph, as it explicitly has no effective attacks. Also it doesn't force the DM to make up stats on the spot as it's right in the players handbook.

"Good luck trying to chase me and stay hidden - Hiding takes an action, and yours is busy casting that long spell - at the same time. In fact, good luck carrying the material components (yes, plural) for Private Sanctum and having a hand free to handle any other spell's material components at the same time."

You roll Stealth Check once vs Creature's passive perception. You remain hidden until revealed, you roll once and It doesn't use stealth action each turn.
The ZAP reveals that something / somebody is nearby. The bushes are the most likely place for somebody to hide. At INT 10 you are not as subtle as somebody with INT between 16 and 20.

Subtle Spell does not Hide you when you are chasing people around. Breaking your line of sight (by running outside the zone) means you have to leave your cover or let me get away.

What about Int and Subtle?

Just because I can't see you does not mean I don't know you are there, it just means, I don't know where you are exactly. As a counter point, just because you can see me, does not mean you know what you are looking at.

I strongly disagree.
You dont know and dont see. The Bastion is undetectable.
