Adamantine Weapon

If said ranger rolled 12 damage total, and the enemy had resist 10 all, hitting with this weapon would be the equivalent of hitting an enemy with resist 4 all, meaning you would do 8 damage.

What you just wrote would imply that he would do 6 damage in the end, since the rest would be resisted by the resist 10. That's not the way it works. (AFAIK)

By epic, for a non-frost cheese ranger who routinely fights resist X monsters, Adamantine results in a +10 / + 12 damage bonus to said creatures. Not a terrible properly to have IMO.

The issue is that there aren't enough suitable creatures for you to routinely fight them.
 

It's certainly not going to come up in every fight, but it does have the added utility of being great for obliterating barriers and traps. It could probably use a daily power to go along with the rest, though.

I have not found a single monster in the game that has resistance to Untyped damage. Not even golems have this kind of resistance. So is this an unutilized effect or am I just missing which monsters are affected?

Your point is valid... WotC must have made this thinking that they would use Resist a lot more than they do.

There arent a lot of creatures that have RESIST ALL as a feature but there are a lot of spells / items out there that give resistance to all and this could be useful against those.

But all in all, a bit of a waste from WotC... They should have instead made it work more like Silver and Cold Iron
