Magic Item: Possible Brain Bender?

I'm currently working up an NPC for an upcoming Ravenloft game and as I'm putting together her gear and magic items I'm wondering if the following magical sword is a possible brain bender: Thundering Shocking Burst Undead Bane Greatsword +5.

So, what are your thoughts on this one?

What's a brain bender? It's a +9 equivalent, so this sword's market value is 162,000, I think.

162350 gp It's a fine sword to make for a Ravenloft Campaign, although I'd personal swap in Holy or something for the Shocking Burst.

Oh, okey dokey--I thought that's what it was (either that or a mind-teaser type puzzle), but I couldn't imagine why that would be used in reference here. Guess I'm just a barmy clueless

An average damage analysis suggests burst enchantments are almost never worthwile. Holy is an excellent alternative, particularly in Ravenloft.

but with the undead bane ability the crit damage will apply to them as well.

Yes, but holy damage would do more wouldnt it? I'm not a Ravenloft expert but from what I understand it's high on horror with evils lurking all over the place, so it doesnt seem like you'd lose anything from taking the holy enchantment over shocking burst. Infact you gain something since it can then overcome DR/ good, no?
