Its not that uncommon locally to find someone renting out a room, but I'd bet there are some zoning issues that have long since killed old fashioned boarding houses.

I don't know that they're still considered "boarding houses" in any legal sense, but at least in this area it's still not that uncommon to find buildings full of single room occupancies sharing communal kitchen and bathroom facilities scattered in amongst otherwise single/double family housing.
