You've forgotten what has to be one of the most useful magic items. The Tent! Can't beat a tent that is larger on the inside and able to be furnished as desired. With a bit of dough and some elbow grease, you'd have a luxurious mansion that could be pitched anywhere. Moving would be a snap. Just fold up the tent and a house's worth of furniture, appliances, clothes, and other random assorted stuff can fit in your backpack!
