The lack of a HOA was mandatory for us. When we were shopping around for a realtor, I told potential candidates that a HOA was a deal-breaker, we wouldn't buy a property if it came shackled to a homeowner's association. All but one of them looked at me like I was out of my mind.

If I was ever in the position of getting a home in the States -which isn't ever happening, I don't think I could ever do it here at home-, my prime requisite to the agent would be "No HOA, I'll sue you if you make me lose my time by even suggesting it."
